What is chip seal?

Chip seal is how most rural and mountain roads are actually surfaced. A layer of hot liquid asphalt (the "tar") is sprayed down, then crushed stone (the "chips") is spread on top and pressed in with a heavy roller. The result is a solid, natural-looking surface with real grip — no more mud, no more dust, no more potholes.

It's the sweet spot between a loose gravel drive that washes out every spring and a pricey asphalt slab that cracks when the ground heaves. Most people out here have never heard of it — which is exactly why it's worth knowing about.

How long does it last?

A properly installed chip seal driveway lasts roughly 7–10 years, and you can refresh it with another coat down the road for far less than repaving. The stone surface actually gets tighter as you drive on it.

Is it good for steep mountain driveways?
